45 Old Bond Street houses luxury retail brands and office tenants and makes up one part of one of Europe's most exclusive shopping streets. A grade II listed building, it is the final set-piece addition to the De Beers diamond offering in Central London and is prominently located on the east side of Mayfair's Conservation Area.
Through a strategy of adaptive re-use and commercial feasibility testing, this building has been re-carved to create three new retail units with more efficient footprints and maximised retail ITZA and rental yields. The commercial entrance at ground floor has been redesigned and reduced in footprint. Bespoke finishes are used throughout, including custom furniture made from sustainable terrazzo. Shared cycle and showering facilities for office and retail tenants have been upgraded and a new fire strategy brings the building up to date with current regulations. With large parts of the existing structure and facades retained, this is a low-carbon, retro-first building which maximises commercial returns.
